Roa Island House is a wonderful large detached property set on Roa Island, eight miles from Ulverston in the Lake District. This cottage sleeps up to sixteen people and has seven bedrooms consisting of one ground floor family room with super king-size double (can be made into a twin) and a single sofabed, one ground floor double, one king-size double with en-suite bath and small office, three doubles with en-suite showers and one twin (can be made into a super king-size double) with fold out bed, as well as a ground floor family shower room. This cottage also has a kitchen with dining area (seats 8) and conservatory (seats 4), dining room (seats 16), sitting room with open fire (seats 14), second floor observation tower with telescope and a large conservatory (seats 22). The hallway also has table football. Outside, this cottage has off road parking for eight cars and lawned grounds with hot tub, furniture and BBQ. Roa Island House is perfect for a special occasion with family and friends at any time of year.

Chance to holiday with the whole family in a very spacious accommodation. The hot tub was a nice feature. There was a well sized dining area and the kitchen contains all cooking facilities required, including pots & pans/crockery/cutlery etc. There were 2 large integral fridges and dishwasher.

,Clean, very spacious accommodation with outstanding bathrooms and great views. It was very well equipped with day to day implements. The kitchen, although compact had sufficient space for all our food and we liked the assurance of washing facilities - washer, drier etc - even though we didn't use them. The viewing tower was a fantastic asset too and there was plenty of space and opportunity to find a quiet corner, even though we had 16 people (4 children) in the group. Modern TVs in every room, a large lawn and good parking made the stay very successful. Overall - superb!

,Roa Island House is a beautiful place to stay and enjoy time with a large family group of friends, it is large enough not to get under each others feet. It was extremely well equipped in all aspects and there was plenty to keep all ages occupied even in terrible weather. The kitchen was especially good, you can easily cater for a large group with fantastic ovens and two large fridges, amazing.
